DEVELOPMENT PROPOSITION

The ACGP was an ambitious proposal to develop seven redundant government sites in Ashwood and Chadstone.

HOW WE RESHAPED THE VISION

The final concept delivered a yield of 282 units, of which 72 units would be sold to the private market and 210 retained by PPHA. The development includes offices for social enterprise groups and PPHA operations.

FOR THIS PROJECT
  • The development proposition was new to the sector: We provided procurement/ feasibility advice, helped implement a sustainable financial structure, led acquisition negotiations and provided support for debt funding procurement.
  • PPHA’s development offer included private sales for the first time: We led a successful private marketing and sales campaign that sold out within 6 months.
  • The client wanted direct investment to support local renewal: We negotiated a local park complete with public art and other local infrastructure improvements, to directly benefit the site, in place of a standard cash open space contribution.
