A new urban living vision

An eight-building build-to-rent precinct shaped around retail and public realm

Reshape originated and led Realm Caulfield from development strategy and feasibility through planning approval, capital partnering and delivery. Conceived as one of Australia’s first large-scale institutional build-to-rent projects, the development drew on direct study of the established Multifamily market in the United States undertaken alongside Blackstone. Reshape subsequently negotiated and transacted a fund-through agreement between the Client and Blackstone and delivered the project on their behalf.

The campus-style, eight-building precinct completed the broader vision for Stages 2-7 of Caulfield Village, including Village Mews, the town square and an active retail ground plane anchored by a full-line Coles supermarket, with two residential buildings suspended above it. Delivery required bespoke land management, access and shared-services arrangements across multiple landowners, owners corporations and residential and retail interests, together with the agreement for lease and delivery requirements for Coles and the specialty retailers.

When our construction partner, Probuild, entered voluntary administration, Reshape negotiated with the administrator, exercised its step-in rights and directly re-engaged all subcontractors to preserve continuity of delivery. Reshape, alongside Beck property Group and Beck Construction Group, then assumed a more direct role in coordinating the remaining works, commercial arrangements, programme and completion process, enabling the project to be delivered on time and within budget despite the disruption.
