Innovative Build-to-Rent and Student Housing project launched

17 storey student living and Build-to-Rent community reshape urban accommodation

Reshape is providing development management services for the staged redevelopment of the EPIISOD North Melbourne site, bringing together purpose-built student accommodation and a future build-to-rent offering in a highly connected inner-Melbourne location.

The first stage delivers a 17-level PBSA building comprising 642 student beds across studios, cluster rooms and accessible accommodation, supported by shared resident amenities including rooftop swimming pool, lounge areas and back-of-house services. The future build-to-rent stage will complete the broader residential precinct and requires careful coordination of staging, design integration and long-term operational outcomes.

Reshape’s role is focused on aligning the project’s design, approvals, procurement, construction delivery and stakeholder requirements, while maintaining a clear view of how the completed asset will operate for residents, the owner and the future management team. The project demonstrates practical development management capability across PBSA and BTR, including consultant coordination, value management, contractor interface, programme oversight and the translation of operational requirements into built outcomes.
