An urban renewal and development initiative
Revitalising a large, vacant site, approx 5 hectares, directly north of Caulfield racecourse and adjacent to Caulfield train station and Monash University.
The objective was to transform the area into a vibrant, mixed-use neighbourhood, connecting the racecourse, the Caulfield community and the Monash University precinct — a project expected to unfold over a 15 year timeline.
The development is thoughtfully organised into three precincts, encompassing around 2,000 dwellings, including residential, retirement and hotel accommodation; specialty retail spaces and a supermarket; and various commercial spaces. Strategically situated, it seamlessly integrates with the public transport network and surrounding roads and freeways, enhancing accessibility and mobility for residents and visitors alike.

WHAT WE DID
When Melbourne Racing Club opened the opportunity for development rights, Reshape submitted a bid on behalf of BPG Caulfield Village (BPGCV), a joint venture between the Beck Property Group and Probuild.
Under Principal Matthew Reszka’s leadership, the Reshape Development team drove the design proposition and concept, closely managed production of all collateral during the bid process, and completed financial testing, commercial negotiations and financial close.
Reshape successfully secured rights in October 2012 and was appointed development lead.
The team effectively managed the project’s scale and complexity from the outset, conducting thorough research to identify key business drivers and update site information before the design phase – identifying opportunities and constraints, and noting where there may be flexible options.
Communication with stakeholders was paramount throughout the project. This was managed through project briefings, reviews and reporting, ensuring the BPGCV consortium’s objectives were clearly communicated, understood and implemented. Clear, concise reporting highlighted complex issues and provided well-considered recommendations for the consortium’s review and approval.
In overseeing staging, the team conducted ongoing assessments of the strategy, financial feasibility and timelines, while their program management focused on refining the cost plan and yield proposition to optimise outcomes as the development progressed.
