An existing permitted development site was acquired by Rex Ave Developments.

HOW WE RESHAPED THE VISION

This opportunity yielded a boutique high-end residential development on the banks of the Yarra River. Reshape Development drove a re-design process that secured an improved highest and best use planning proposition comprising 10 townhouses and 72 apartments across four buildings.

FOR THIS PROJECT
  • The permitted design was not feasible: Working with the client, Reshape Development improved the yield and amenity of the development and obtained town planning approval for the amendments.
  • The value of the design had not been maximised: Approved design changes drove improved value and enabled the client to achieve an excellent sales rate.
  • Acquisition delays affected projected returns: Demolition and contamination removal were packaged as early works ahead of main contractor selection to save cost and time.
  • The site was subject to an Environmental Audit Overlay: We managed a sensitive parkland interface, audit requirements, and site remediation to enable a statement of compliance.
